You have two apartments on a listing site. It found the first guest, took its cut of the week, and kept the email address. The stay worth arguing about is the second one.

What a listing site is for

The first guest, not the fifth

An introduction is worth paying for once. Twenty per cent of a €700 week is €140, which is fair enough on a couple who had never heard of you and steep on the couple who stayed last April and want the same week again.

So keep the listing. What you do not have today is somewhere to send the ones who already know the name: a page of your own, your photographs on it, and dates they can hold without a middleman.

The part that is not built

There is no channel manager

Clay does not talk to Airbnb or Booking.com. It does not read their calendar and it does not push yours, so a week you sell there has to be blocked here by hand. On two apartments that is a minute after each booking; on twenty it would be a job, and you should not buy this for twenty.

What it does do goes one way: your Clay bookings appear in the Google, Apple or Outlook calendar you already keep, in one tap. It is one feed for the whole site rather than one per apartment.

There is no check-in-time field either. Write your times into the page in your own words, and say them again when you reply to the booking.

Each with its own rates, its own shortest and longest stay, and its own count. Monday to Friday blocks every day it covers.

Ten nights on a day and a week rate is quoted as a week plus three days, each line priced. Never rounded up.

The guest is yours

Their name, phone and note arrive in your inbox, and pressing Reply reaches them. Nothing stands between you and the person staying.

Questions

Does it sync with Airbnb or Booking.com?

No. There is no channel manager and no two-way sync: nothing reads their calendar and nothing pushes yours, so a week sold there is blocked here by hand. The feed only goes outward — into your own Google, Apple or Outlook calendar, one feed for the whole site.

Two apartments — one site, or two?

One site, two things to rent, one calendar to keep; the engine holds up to twenty of them. A site each is possible too — running more than one needs Pro and an extra site is €29 a month. Worth it only where the places carry separate names, like a villa let under its own.

Is anything charged when they book?

No. Nothing on a Clay site takes a card, so the booking holds the dates and tells you both what it comes to, and you settle it as you already do. A rental cannot carry a deposit field either — only a table booking can.

Can a guest change the dates afterwards?

They can cancel, up to the notice you set, by signing in with the email and password they booked with. They cannot move a booking: nobody can, so a change of dates is a cancel and a rebook. Booking on Clay is the same engine for appointments and tables.

Can I take the money, or a deposit, on the page?

No. Nothing in the booking touches a card — the deposit field exists for restaurant tables and states an amount rather than charging it. You take payment the way you take it now, on arrival or by transfer, and the confirmation email is where you say so.
